MRT1 is the largest unit — 104 lessons covering everything from how property titles work in England, Wales, Scotland and Northern Ireland to how lenders assess mortgage applications. MRT2 follows with 62 lessons on the products themselves: fixed rates, trackers, offsets, buy-to-let, shared ownership, and what happens when borrowers fall into arrears.

ASEW/ASSC is different from the other units. Rather than standalone multiple-choice questions, it tests your ability to apply everything you’ve learned to realistic mortgage scenarios. More on that below.

How CeMAP Module 3 Works — The Case Study Exam

Module 3 is where most students feel least prepared — because it’s a completely different format from Modules 1 and 2. Instead of answering standalone MCQs, you’re given 6 detailed case studies. Each describes a real-world mortgage scenario: a couple buying their first home, a borrower remortgaging, a self-employed applicant, or a client with arrears.

For each case study, you answer 10 linked multiple-choice questions. That’s 60 questions total, and you need 70% to pass — but unlike the other units, every question connects back to the same scenario. You need to read carefully, apply your knowledge, and think like a working mortgage adviser.

Our 14 ASEW/ASSC lessons walk you through exactly how these case studies work, with a structured approach for breaking down each scenario and identifying what the examiner is testing.

What a Case Study Looks Like

Scenario: Mr and Mrs Taylor want to buy a 3-bedroom semi-detached property for £285,000. They have a combined income of £72,000 and a deposit of £42,750 (15%). Mr Taylor is employed; Mrs Taylor is self-employed with 2 years of accounts. They have an existing personal loan with £8,400 remaining.

From this scenario, you’d face 10 questions covering affordability calculations, product suitability, protection needs, legal requirements, and post-completion obligations.

Do I need to pass CeMAP Module 1 before starting Modules 2 and 3?
There’s no formal prerequisite — you can enrol in Modules 2 and 3 without having passed Module 1. However, Module 1 covers the financial regulation foundation (FSRE) that the later modules build on, so we strongly recommend completing Module 1 first.
