MRT1 is the largest unit — 104 lessons covering everything from how property titles work in England, Wales, Scotland and Northern Ireland to how lenders assess mortgage applications. MRT2 follows with 62 lessons on the products themselves: fixed rates, trackers, offsets, buy-to-let, shared ownership, and what happens when borrowers fall into arrears.
ASEW/ASSC is different from the other units. Rather than standalone multiple-choice questions, it tests your ability to apply everything you’ve learned to realistic mortgage scenarios. More on that below.
How CeMAP Module 3 Works — The Case Study Exam
Module 3 is where most students feel least prepared — because it’s a completely different format from Modules 1 and 2. Instead of answering standalone MCQs, you’re given 6 detailed case studies. Each describes a real-world mortgage scenario: a couple buying their first home, a borrower remortgaging, a self-employed applicant, or a client with arrears.
For each case study, you answer 10 linked multiple-choice questions. That’s 60 questions total, and you need 70% to pass — but unlike the other units, every question connects back to the same scenario. You need to read carefully, apply your knowledge, and think like a working mortgage adviser.

How Long Does CeMAP Modules 2 and 3 Take?
180 lessons at roughly 3 lessons per hour works out to about 60 hours of study. How you spread that across your week is up to you.
