Know the Difference

What’s the Difference Between FOER and EQRS Exams?

The CeRER qualification has two units assessed in a single 2-hour sitting. They test different skills and require different preparation strategies.

FOER — Fundamentals

FormatStandalone MCQs
Questions50
Time~1 hour
Pass mark70% (35/50)
TestsKnowledge recall
ApproachKnow the rules, definitions, regs

EQRS — Solutions

FormatCase study MCQs
Questions30 (3 × 10)

Pass mark70% (21/30)

ApproachApply rules to client scenarios

Why this matters for mock practice

Many students pass FOER comfortably but underestimate EQRS. Case study questions aren’t harder in theory — they test whether you can apply knowledge to a specific client. Practising with realistic scenarios is the difference between knowing equity release and being able to advise on it.

Study Strategy

How Do the CeRER Mock Exams Work?

Mock exams aren’t just about testing yourself. Used properly, they’re the single most effective revision tool for CeRER. Here’s how to get the most from them.

1

Diagnose

Take your first FOER and EQRS paper early — before you feel ready. Identify which topics you’re weakest on so you can target your revision, not waste time on areas you already know.

2

Target & Revise

Go back to the course material for your weak areas. Then take a second paper. Your score will tell you whether the revision worked or if you need to go deeper.

3

Simulate Exam Conditions

Save your final papers for a timed, distraction-free run. Complete both FOER and EQRS in one 2-hour sitting to build stamina for the real exam.

Try a Question

Sample CeRER Mock Exam Question

This is the type of standalone MCQ you’ll encounter in the FOER section of the mock exams.

What is the minimum age at which a customer can typically take out a lifetime mortgage?

  • A) 50
  • B) 55
  • C) 60
  • D) 65
Show answer
Answer: B) 55
The minimum age for a lifetime mortgage is typically 55, though individual lenders may set higher thresholds. This is a key eligibility criterion covered in the FOER unit. In the real exam, you’d need to distinguish between minimum ages for lifetime mortgages and home reversion plans — the details matter.
Exam Strategy

How to Tackle EQRS Case Study Questions

The EQRS unit is where most CeRER candidates lose marks. Each case study presents a client scenario — a retired couple considering equity release, a widow exploring home reversion, a client with specific health conditions — followed by 10 linked questions.

The questions aren’t testing whether you know what a lifetime mortgage is. They’re testing whether you can apply that knowledge to a particular client’s circumstances. Generic knowledge won’t cut it.

A practical approach:

1

Read the full scenario first

Don’t skim. Note the client’s age, property value, existing mortgage, health conditions, and stated objectives. These details exist for a reason — at least one question will hinge on a specific fact buried in the scenario.

2

Watch for client-specific constraints

Two clients might both want a lifetime mortgage, but one has a pre-existing condition affecting their LTV ratio and the other has an outstanding interest-only mortgage to clear. Different facts, different advice. The case study tests whether you spot that.

3

Eliminate answers that ignore the scenario

If an answer option would be correct in general but doesn’t account for this specific client’s situation, it’s a distractor. The exam rewards candidates who apply rules to facts, not those who recite definitions.

Why our mock exams help with this

Each of our 6 EQRS papers uses 3 different client scenarios — 18 unique case studies across all papers. Other providers may recycle the same scenarios on every attempt. Variety matters because the real exam won’t reuse the scenarios you’ve practised.

Why Practise?

Why Practise with CeRER Mock Exams Before Your Real Exam?

Learn the Format

FOER and EQRS use different question formats. Standalone MCQs and case-study-linked MCQs require different skills. Practising both removes surprises on exam day.

Build Exam Stamina

The real CeRER exam is 2 hours — both units in one sitting. Completing mock papers under timed conditions trains you to maintain focus across 80 questions.

Identify Weak Spots

Score 90% on FOER but 65% on EQRS? That tells you exactly where to focus. Mock exams turn vague anxiety into a targeted revision plan.

FAQ

Frequently Asked Questions About CeRER Mock Exams

How many CeRER mock exam papers are included?
12 papers total. 6 FOER papers with 50 standalone MCQs each (300 questions) and 6 EQRS papers with 3 case studies and 10 linked MCQs each (360 questions). That’s 660 practice questions across both units.
Do the EQRS papers use different case studies each time?
Yes. Each of the 6 EQRS papers has 3 unique client scenarios — 18 different case studies in total. This gives you genuine variety rather than repeating the same scenarios, which is important because the real exam will present unfamiliar cases.
Are the mock exams included in the full CeRER course?
Yes. The full CeRER course (£99) includes all 12 mock exam papers plus 53 interactive lessons, expert tutor support, and a pass guarantee. If you’re enrolled on the full course, don’t buy these separately — they’re already in your dashboard.
Do the mock exams match the real CeRER exam format?
Exactly. FOER papers have 50 standalone MCQs, matching the real exam. EQRS papers have 3 case studies with 10 linked MCQs, also matching the real format. The combined total of 80 questions per full attempt mirrors the actual 2-hour exam.
Do I need CeMAP before sitting CeRER?
Yes. CeRER requires CeMAP or an equivalent Level 3 mortgage qualification as a prerequisite. You can’t register for the CeRER exam without it. If you haven’t completed CeMAP yet, start here.
Can I retake the CeRER mock exams?
Yes, you can retake any paper as many times as you need during your access period. We recommend using your first attempt as a diagnostic, revising weak areas, then using later papers under timed conditions.
What pass mark do I need on the real CeRER exam?
70% on each unit independently. You need 35/50 on FOER and 21/30 on EQRS. Scores aren’t averaged — you must pass both. Grading: 70–79% Pass, 80–89% Merit, 90–100% Distinction.
How should I use mock exams alongside course revision?
Start with one paper early to identify weak topics. Revise those topics in the course material, then take another paper to measure improvement. Save your final 2 papers for a timed, back-to-back run simulating real exam conditions — both FOER and EQRS in one 2-hour block.
